Buying Here: Mount Washington
Saturday, July 19, 2008

Grandview Avenue in Mount Washington gets its name from its postcard views of the Golden Triangle. But the view often comes with a $1 million-plus price tag.

That's not the case at 329 Grandview Ave., whether you buy the whole house for $459,000, the upstairs unit for $339,000 or the downstairs only for $199,900 (MLS No. 732976). Listed through Tiffany Sander McKenzie of Howard Hanna Real Estate Services (412-561-7400, ext. 282 or www.howardhanna.com), the house started as three row houses built around 1920.

The current owners have updated both kitchens and the three full baths, and they replaced several windows, including a 6-by-5-foot window in the lower eat-in kitchen. The lower unit, which has two of the three baths, also has hardwood floors in the kitchen, a new spiral staircase, exposed brick walls, newer carpeting and a 10-by-10-foot concrete patio. The upper unit has floor-to-ceiling windows in the living room and more views from the master bedroom, which has a reading loft. Each unit has two bedrooms.

The house has a 2007 assessed market value of $287,300 and was last sold for $290,000 in December 2000 (www2.county.allegheny.pa.us/RealEstate). Twenty-five sales have been recorded on Grandview Avenue over the past three years, ranging from condominium units that sold for $19,199 and $93,500 in May and February 2007, respectively, to a house that sold for $1.1 million in May 2007 (www.realstats.net). Mount Washington (www.city.pittsburgh.pa.us/district2/) is part of Pittsburgh Public Schools (www.pps.k12.pa.us.). An open house will be held from 2 to 4 p.m. today.
